What keeps a Real Estate industry growing?
In Philippines
specifically in Davao City, Real Estate industry is saturated due to presence
of many organizations. Although these organizations have different fields of
focus, they still compete in several areas. I can say that this is a healthy competition
because it helps the organizations to find a better marketing strategy that
would make their clients value them more.
It makes these organizations grow and continue on researching for new tactics. Even if they benchmark on their competitors, they still make some ways to be the number one in their field.

Known industries
in Davao City are Sta. Lucia Realty Development Inc., Kisan Lu Lands Inc.,
Avida Land Corp., Camella Homes, Monteritz Classic Estates and Filinvest Land
Inc. These companies compete with each other not only in their selling strategies
to attract prospect clients but also to their agents or brokers. These agents
are the key factor for a real estate organization to progress apart from
offering quality services and products. These agents hop from one company to
another hoping to find good offers of commission that can possibly provide for
their needs. Some of these agents are in-house agents from one company but
secretly sell other properties of developers for a purpose of grabbing a better
compensation that will sustain their living. But the reality is developers
don’t have hold on these agents since most of the agents are freelancers hence
they have their freedom to choose what projects to market. Thus, they are also considered as internal
clients that must be valued and pleased. In other words, developers must not
only give too much attention on pleasing their prospect buyers and existing
owners but most importantly is to attend to the needs of their agents. Imagine
a company without an agent; this company will sooner disappear in the picture
of industry. Agents are the ones who go on field, look for clients, market the
project, negotiate and close the deal. Without them, no one will have the
passion to advertise and promote their projects. An agent will never leave a
company and transfer to another one if they feel that they are well
compensated. Of course if these agents feel that they are not getting the right
benefits that are good for them, they will feel the urge to look for a greener
pasture. Therefore, the hint for every real estate industries to keep growing
is to protect and take care of their agents because these middlemen are the ones
who will make an industry compete with other better industries.

More competition, better options for customers.
ReplyDeletei believe in what you said, competition drive for a healthier market, and more respectable too, there are cases with monopoly that agents representing the company are already far from respectful to their clients because they think they are untouchable!

ReplyDeleteCustomers or buyers will benefit more from these competitions in the market and I could say that it is better. More ideas, more options for buyers :)
ReplyDeleteThese companies have grown big over the years. Some of my friends are engaged into real estate industry but I don't find myself fit for the industry. :)
